    Overview

    Lower Parel, situated in the south-western parts of Mumbai is a highly developed locality in central Mumbai. Lying in the middle of Mumbai, this south locality is surrounded by localities such as Chembur, Bandra West, Khar West, Parel, Prabhadevi, and Santacruz West. While Lower Parel is well connected with areas such as Mahalakshmi, Ghodapdeo, and Worli. Old central business district of Mumbai Nariman Point also lies only 9.3 kms from here. The tallest residential complex ‘World One’ is currently under construction in Parel. The Mumbai Suburban Railway Network acts as a lifeline for this area. In fact, two of the railway stations, Parel and Lower Parel are named after the locality. The Central Mumbai Railway Station is also at a distance of approximately 3 kms from here while the Chhatrapati Shivaji International Airport is a drive of 15 kms. While the Western Highway provides the area good road connectivity, the upcoming Mumbai Metro network phase-2 will further boost Lower Parel’s connectivity with other areas of the city.

    Connectivity

    Located in Central Mumbai, Lower Parel enjoys railway connectivity via two lifelines of Mumbai- the Central and Western line. Situated across the Eastern Freeway, the area enjoys railway connectivity through the Elphinstone Railway Station apart from Parel and Lower Parel.

    Lower Parel, Currey Road, Chinchpokli, Mahalaxmi, Elphinstone Road are its nearby railway stations. However, Currey Road is the nearest railway station to Lower Parel. Mumbai Central Railway Station is the major and nearest railway station located at a distance of 3 kms via Arthur Road and Sane Guruji Road.

    It has excellent connectivity to Chhatrapati Shivaji International Airport which is located at a distance of 15 kms via Western Expressway Highway and Senapati Bapat Marg.

    Metro-1 of the Mumbai Metro is passing through the localities. Stations fall in this route are Versova, D.N. Nagar, Azad Nagar, Andheri, Western Express Highway, J.B. Nagar, Airport Road, Marol Naka, Sakinaka, Asalpha, Jagruti Nagar, and Ghatkopar.

    Proposed & Planned Infra

    Metro 2 of the Mumbai Metro is an under construction metro line in the city of Mumbai connecting Dahisar in the northwest with Mandale in Mankhurd in the east. Metro 2 will be built in two sections – Dahisar-DN Nagar (Metro 2A) and DN Nagar-Mankhurd (Metro 2B).

    Factors for growth in the past

    After missing several deadlines, the Mumbai Monorail, phase II, conducted a trial run from Wadala Depot to Lower Parel on the Wadala- Jacob Circle line. Much awaited Monorail is finally set to roll via city on the eastern side along G D Ambekar Marg improving the connectivity of the area.

    Operational Metro Line -1 from Versova-Ghatkopar has reduced the travel time for its commuters.

    As Lower Parel has become a corporate hub, thousands of people use the railway station daily, which makes the Lower Parel railway station one of the most crowded local railway stations of Mumbai.

    Proximity to International Airport and Mumbai Central Railway station along with major IT Parks such as Peninsula Business Park and Maxim IT Park have been a plus point for Lower Parel residents, creating residential demand and development as well as rental yield for the locality.

    Infra Development (Social & Physical)

    Lower Parel possesses best-in-class infrastructural facilities encompassing: It has many reputed schools and educational institutions in its vicinity. Some of them are Sita Ram School, N.M. Joshi School, Lalbaug Upper Primary Marathi School, PES Maharashtra High School, CVOS Mahajan English Primary School, KLAY Preschool and Day Care among few.
