    Factors for Growth in the Past

    This tract of land was formerly owned by a rich landlord, who sold a majority of it to the government for development, after the sector factories of HMT and BEL were established. He kept for himself a considerable portion of the land, now a mango garden known as the Dinshaw Estate.

    The establishment of the factories of HMT and BEL brought with it an influx of its employees who were granted concessional rates while purchasing land in the area. This surge in population led to the development of civic and social infrastructure including schools, parks, marketplaces, department stores, a cricket ground, and medical centres.

    Vidyaranyapura is primarily a mid-segment area, mainly housing the employees of the factories of HMT and BEL, and their families.

    The sale price for apartments in Vidyaranyapura as of April-June 2014 ranges from Rs 3,450 to Rs 3,700 per sq. ft., while the monthly rental prices range from Rs 18,000 to Rs 24,000, at Rs 16 to Rs 19 per sq. ft. The sale prices for independent house plots, on the other hand, range from Rs 47,050 to Rs 49,850 per sq. yd.

    Garbage disposal isn’t consistent, while roads sometimes stay choked. Rising criminal activities in this area is of concern as well, and residents are advised to remain cautious. Additionally, the quality and quantity of water supplied in the area is below the mark, thus creating water problems and fluctuating electricity. Poor lighting makes travelling at night risky, and residents have brought these issues up with the civic authorities.
