Tumkur Road, Bangalore

    Tumkur officially renamed as Tumakuru, situated in the north-west of Bangalore is one of the industrial cities in the state of Karnataka. Tumkur has been accorded the status of a City Corporation since 28th August 2010. It is situated at a distance of 82.8 km from Bangalore along with NH 48 and SH 33 and 3. It is a headquarters of the Tumkur districts and hosts India’s first mega food park. It comes under the jurisdiction of Tumkur City Corporation. Tumkur is now a middle-class majority city, with main traders, government employees, small and medium industrialists, and self-employed individuals. Due to its proximity to Bengaluru, it acts as a gateway to North Karnataka. Being on the Chennai – Mumbai industrial corridor and the infrastructure that Tumkur provides, it has the potential to be the satellite city to decongest the Bengaluru. It also has been identified as the National Investment and Manufacturing Zone (NIMZ). Tumkur is home to 25 large scale industries. This locality is also a knowledge hub in the south interior of Karnataka. It has Tumkur University, two medical colleges, five engineering colleges, 40 degree and postgraduate colleges, one dental college and many polytechnics, high and primary schools. Doddaballapura, Yalachegere, Shivaganga, Nelamangala, Magadi, Nagasandra, Chikkaballapur, Thimmalapura, Kaidala, etc are the neighbouring localities to Tumkur Road. Karnataka State Road Transport Corporation, KSRTC, has a divisional office situated in Tumkur City. Smart City project plans to build 100 smart cities and Tumkur is on the list for the project. Some of the key residential projects in Tumkur Road are Arvind Oasis, Prestige Jindal City, Ishtika Agastya, Tata New Haven, Concorde Spring Meadows, Salarpuria Sattva Opus among others.

    Connectivity:

    The city is well-connected to Bangalore and other cities in the state by KSRTC buses. Volvo buses are available for the city, Bangalore. Frequent buses are available connecting other taluks and towns of the district. Plenty of private and Karnataka State Road Transport Corporation buses are currently operating on this route.

    Three National Highways NH-48, NH-73 and NH-69 pass through the city. The three National Highways connect Tumkur to Hubli, Mangalore and Shimoga in Karnataka respectively. TCB Road (Karnataka) (Tumkur-Chelur-Bukkapatna Road) connects the people of Hagalavadi, Chelur and Bellavi Towns to Tumkur Corporation City.

    The nearest airport to Tumkur is Kempegowda International Airport in Bangalore which is around 103 km from the city via NH648.

    Railways also play a major role in connectivity. Tumakuru, Kyatsandra, Heggere Halt are the nearby railway stations to Tumkur Road. However, Tumakuru is the major and the nearest railway station to Tumkur Road situated at a distance of 15 km via SH33.

    Proposed and Planned Infra:

    There is a plan for circular metro under phase 3 of Namma Metro that would be a circular line connecting important areas like Ring Road, South East areas of Bengaluru, Old Madras Road and Sarjapur Road. A radial corridor along Magadi Road and Old Madras road also has been visualised.

    The proposed ambitious 95-km Bangalore elevated corridor project of Karnataka government. It will be integrated with multi-modal transportation systems such as BMRCL, BMTC, MonoRail, etc. along with the electronic toll collection system.

    The Swedish home furnishing major, IKEA has planned to set up a store in Bangalore. It would invest Rs 2,000 crore here: Rs 1,000 crore will go into the construction of the store while rest will be used in setting up multi-channel formats including meeting places and experiential stores.

    The state government has also allocated 1,900 acres of Karnataka Industrial Area Development Board (KIADB) for an aerospace SEZ, a hardware park, and an IT park in Bengaluru.

    Under-construction Pavagada solar park, also known as Shakti Sthala, is a 2GW solar complex being developed in Pavagada, Tumkur district, approximately 180 km from Bengaluru. It is expected to become the world’s biggest solar farm when completed.

    There is a plan to implement a 65-km peripheral ring road in Bengaluru. After completion, it will cover the area of NICE Road – between Tumakuru Road and Hosur Road to make it a full circle.

    Favourable government policies and pressure on physical infrastructures like airports, flyovers, metro corridors, and expressways are fuelling rapid growth in smaller towns. Its proximity to IT parks and industries are the major growth factors for the development of this locality. A large number of workforce, working in those industries and IT Parks want to have their residence close to their workplace. As a result, property for sale in Tumkur Road gets its proposed buyers.

    The upgraded elevated Tumkur Highway connecting to Nelamangala, announcement of the Bangalore-Mumbai Industrial Corridor has also triggered demand for residential property around.
