Situated at a distance of 18 km from Bengaluru in the state of Karnataka is the residential suburb of Sahakar Nagar. Formed in the early 1980s by Ministry of Communication Employees housing society, the locality owes its development to Sahakar Nagar Residents Welfare Association.
Subdivided into seven blocks from A to G, the locality is one of the fastest developed townships in the city. The area comes under both Byatarayanapura and Kodigehalli wards of the BBMP, and lies close to many prominent localities such as Hebbal, Vidyaranyapura, and Kempapura.
The presence of major hospitals such as Columbia Asia, Baptist Hospital and Cauvery Medical Center, in addition to great schools such as Trio World School and NITTE International School make for sound social infrastructure in the locality.Even the prestigious research institution, National Centre for Biological Sciences, is situated here.
Connectivity and transit points

Factors for growth in the past
Sahakar Nagar was formed relatively recently for the telecommunication employees of the Indian government office. Since then, because of the rapid urbanisation and speedy development, this locality has blossomed into a prime locality for anyone looking to buy or invest in property.
The fact that Sahakar Nagar was situated away from the noisy, crowded city centre sustained the attention of potential property buyers. The novelty of the locality, as well as cheap property prices only added to the appeal. The presence of IT parks, such as Manyata Tech Park, in the vicinity influenced major residential realty development.
While all of these factors influenced the localitys growth significantly, none were as big as the launch of Bangalore International Airport. As Sahakar Nagar was in close proximity to the airport and very easily accessible, developers and government authorities realised its potential for growth and capitalised on it by launching major projects.
Residential and Commercial Market
Residential market trends
Sahakar Nagar was one of the best performing real estate localities in 2012 and 2013 because of the property demand and appreciation rates.
The average sale price for a 2BHK apartment in Sahakar Nagar is Rs 5,250 per sq. ft., and would cost about Rs 60 to 80 lakhs. Half the percentage of buyers have high demand for 3BHK apartments, which is met by the large supply of apartments in the area.
Families and married couples mostly prefer to buy houses here. As a result, demand and supply for 1BHK apartments is minimal.
Commercial market trends
It is possible to find land for offices within a range of Rs 3,300 per sq. ft. to around Rs 7,000 per sq. ft., depending on the exact specifications of the commercialspace.
Major challenges
The Cauvery water supply has known to be erratic. On a few occasions, residents have complained about the water supply not even reaching Sahakar Nagar. Most construction work happens during the summer time when there already is a scarcity of water. As a result, more water gets depleted.
Sahakar Nagar Residents Welfare Association is also disheartened by the fact that garbage collection in the locality has decreased after the wards came under BBMP.
Factors for growth in the future
While Sahakar Nagar has been on its way in terms of development, much is still possible considering its vast potential. The presence of and easy accessibility to the international airport in Bangalore is going to keep driving growth in the locality. Construction work on the already very well-developed highway leading to the airport is still ongoing. On completion, the realty curve for Sahakar Nagar is only set to go up.
While there arent too many upcoming residential projects in Sahakar Nagar, the development of recreational facilities such as parks is still high. Plus, with so many IT and industrial parks located nearby, the demand for homes in the area will continue to propel development.
