    Named after the great Indian freedom fighter C. Rajagopalacahri, Rajajinagar is a well-developed bustling suburb in the western region of Bengaluru. It’s a conventional residential locality lined up with housing pockets and commercial spaces. It’s strategically divided into two stages, which are further sub-divided into blocks, listed numerically and alphabetically from 1-6 and A-E, respectively.

    Rajajinagar is best known for its calm and cultured living. While the commercial infrastructure in and around Rajajinagar has blossomed, it’s not the only element of growth here. The area is composed of a healthy mix of residential properties, parks, playgrounds, educational institutions, commercial spaces, stores, places of worship, and restaurants.

    Rajajinagar’s proximity with major areas in Bengaluru like Basaveshwara Nagar, Malleswaram, Mahalakshmipuram, Vijaynagar, along with other suburbs like Mahalakshmi Layout, West of Chord Road 2nd Stage, and Rajajinagar Industrial Suburb augurs well for the locality’s residents. Because it’s close to these areas, Rajajinagar enjoys easy accessibility to malls like Mantri Square, Brigade Orion, and Platinum Mall.

    The locality’s infrastructure is something for its residents to be proud of. It has 25 educational institutions, 20 recreational parks, 16 secular and diverse places of worship, 12 banks, and multiple stores and shops. Some of the popular schools, colleges, and hospitals in the area include Cluny Convent, Carmel High, S. Cadambi, Aurobindo Vidya Mandir, KLE College, Vivekananda College of Pharmacy, Fortis, and Narayana Nethralaya.

    Connectivity and Transit Points

    The BMTC (Bengaluru Metropolitan Transport Corporation) buses connect Rajajinagar to important points like the Majestic bus stand, City Railway Station, Seshadripuram, Malleswaram, and Basaveshwaranagar. By switching buses at Majestic station, one can easily travel to any part of Bengaluru without hassle.

    The Chord Road, which is one of the longest roads in Bengaluru, provides good connectivity to areas like Yeshwantpur and Vijayanagar. The Bengaluru Metro line, once operational, will be a cherry on top of the cake for the area’s connectivity.

    Kempegowda International Airport lies 36 km away from Rajajinagar, but one can find the BIAS airport buses plying between Rajajinagar and the airport every 30 minutes to an hour.

    Factors for Growth in the Past

    Rajajinagar saw rapid development in the past due to the fast paced infrastructural development along the Yeshwantpur-Rajajinagar-Malleshwaram corridor. This corridor is an active marketplace and an industrial hub. Over the past decade or so, residential and commercial projects have sprung in all nooks and corners of Rajajinagar.

    The area’s proximity to Yeshwantpur and Malleshwaram has largely contributed to its growth. With both areas lying within a radius of 6 km, it saw growth due to the multi-faceted developments in these areas, such as the Yeshwantpur Railway Station, Mantri Square, World Trade Centre, and Orion Mall.

    With the inauguration of the KLE Society in 1979, Rajajinagar saw a cultural mix of teenagers and young college students, which led to the onset of commercial infrastructure, along with the rise in residential projects in the area.

    Rajajinagar has been home to independent houses for many decades. But because of the rapid growth, the trend has been gradually shifting towards gated communities. Apartment culture is slowly catching up here as well.

    Property prices in Rajajinagarhave seen an upward trend. As per Q2 2014 (April-June), the average price here lies in the bracket of around Rs 8,600-10,200 per sq. ft.

    The rentals have also increased due to the growing demand for flats by college students and young professionals. For multi-storey apartments in Rajajinagar, the price is anywhere between Rs 24 per sq. ft. to Rs 113 per sq. ft. Meanwhile, the rent for residential houses in Rajajinagar hasn’t seen much increase. In comparison to the last quarter of 2013, rentals have increased from Rs 96 per sq. ft. to Rs 113 per sq. ft.

    Commercial Market Trends

    With over 70 per cent of the area dominated by residential properties, the rest is mapped with adequate commercial pockets. Because of the rise in malls, restaurants, branded stores, and office spaces, the commercial market trends are seeing good growth after a momentary dip in 2012.

    According to Q1 2014 (Jan-Mar), the sale price is approximately Rs 9,550 per sq. ft. The rent price starts from as low as Rs 19 per sq. ft. and goes all the way up to Rs 140 per sq. ft. depending on the location of the property.

    Major Challenges

    Rajajinagar has been a fairly safe area for decades, but some instances of crime, like burglary and theft, are now seeping in. There aren’t any major reports of such incidents in the area, but few kidnapping incidents recently have caused mild panic amongst the residents. However, the police force in the area have already swung into action, and the results are already encouraging.

    Another factor causing inconvenience to the residents of Rajajinagar is the ongoing metro construction work, which is causing traffic congestion, and has slightly disrupted the calm atmosphere that Rajajinagar usually carries.

    Factors for Growth in the Future

    Rajajinagar has been a residential area for long. But builders and investors are now capitalising on its commercial potential. With upcoming residential and commercial projects being developed by renowned builders like Puravankara, Sobha Developers, Phoenix Mills, and Brigade Group, Rajajinagar is slowly venturing into a balanced residential-commercial hub.

    One of the most prominent growth factors for Rajajinagar’s future is the construction of the Metro rail. With three stations in the proposed line already inaugurated, and majority of the work completed, many investors and developers are already planning a range of projects for the area.
