    Located in south eastern part of Bangalore, Marathahalli lies adjacent to the old airport on HAL. It has Doddenakundi to its north, Kundalahalli and Brookefield to its east and Kadubeesanahalli on the south.

    The locality of Marathahalli got its name when the fighter plane Marut crashed into this area. Back then, it used to be a small village in the outskirts of Bengaluru. When the IT industry in Bengaluru exploded, Marathahalli was transformed overnight into a self-sufficient region. Interestingly, the locality is a residential, commercial as well as an industrial hotspot of Bengaluru. It is one of the earliest developed localities in Bengaluru and there are a number of factory outlets of popular brand names like Lee, Levis, Woodland, Fila, Puma, and so on.

    Residential project-wise, the real estate market in Marathahalli is booming. Because of its proximity to the IT hubs like ITPL, Sarjapur-ORR and Whitefield, many IT professionals working in these places choose the locality of Marathahalli to rent or buy apartments.

    Connectivity and Transit Points

    The buses running under the BMTC (Bangalore Metropolitan Transport Corporation) connect Marathahalli to the major areas of Bengaluru. At the intersection point of the Outer Ring Road and the Varthur Road is the most important bus stop – the Marathahalli Bridge bus stand.

    The locality is about 45 km away from the airport, and there are regular buses throughout the day from the Marathahalli bridge bus stop that travel all the way up to the airport. The closest railway station is the K.R. Puram Railway Station which is about 14 km away from here. The other preferred mode of public transport around the locality are cabs and autorickshaws.

    Factors for Growth in the Past

    Marathahalli has seen rapid development in real estate over the past two decades but infrastructure growth has not kept pace with this. The main factor behind the development of this once sleepy village is the growth of IT hubs around Marathahalli. Professionals working in ITPL, Whitefield, and Sarjapur-ORR prefer to live here, thereby resulting in residential growth in the locality. This can be due to various reasons.

    People preferred Marathahalli over Whitefield because prices here are almost 10 per cent lower than the latter. Another advantage of the realty market in Marathahalli is its proximity to the Outer Ring Road. The Outer Ring Road connects different parts of the city instantly and it is an added advantage to be living close to it, as it brings down the commuting time considerably.

    Marathahalli is booming in terms of both residential and commercial markets. There are several residential projects in Marathahalli (completed and upcoming) of various developers in the locality. Two and 3BHK apartments in Marathahalli are the most popular configurations due to increasing demand from the young professionals. The average capital values of apartments here is approximately Rs 4400 per sq. ft., while the rentals are around Rs 17 per sq. ft.

    High demand for residential apartments in Marathahalli has led to an increase in the overall supply and thus unplanned water usage. As a result, water level has depleted and there is acute water shortage here. Residents have to depend on tankers from the BWSSB, despite having a water connection for water supply.

    The locality urgently needs better street lighting and other tools to promote pedestrian safety. The dark alleys have given rise to crime rates around the apartment complexes. The area does not have proper pavements either. Pedestrian safety has not been considered while developing the roads.

    Factors for Growth in the Future

    With the development of more and more IT and other industries around the surrounding localities like Doddenakundi, Brookefield, HSR Layout, and so on, real estate in Marathahalli is in to see a further rise.

    Infrastructure in Marathahalli has seen rapid development in the last decade. Seven years back, there was a lack of proper development in this locality, and residents had to go towards Whitefield or HAL for the most basic needs. But since then things have definitely improved. There are a number of pubs and restaurants in Marathahalli like Sanjha Chulha, Paprica Infusion Lounge, Jalsa Junoon, and so on.

    Malls like Total Mall, Brand Factory, Staples and many others have made Marathahalli a commercial hub, as well. There’s more scope for commercialisation in this locality.
