Horamavu, Bangalore

    Horamavu is a suburb located in the north-east part of Bangalore. It is a fast developing suburb and is one of the most sought after residential localities in the city. This ward is spread across 14 sq-km in the KR Puram assembly constituency. This locality is easily accessible from the airport through the Outer Ring Road. It is located close to prominent residential areas such as Rammana Layout, Kalyan Nagar, Nagawara, Thanisandra, Narayanapura, Ramamurthy Nagar, RK Hegde Nagar, Krishnarajapuram etc. The famous sub-localities of this micro market include Sangliyana Layout, Ramaiah Layout, Samrudhi Layout, Coconut Grove Layout, KNSS Colony, Horamavu Agara, Rajanna Layout, Munireddy Layout, and Nanjappa Garden. NH 7 (Outer Ring Road) passes through the locality giving it good connectivity.

    Connectivity

    There are a number of roads such as Horamavu Agara Main Road, Kalkere Main Road, and Jayanti Nagar Main Road which further link to NH 75 via Horamavu Main Road.

    The are is well connected by the BMTC buses service. Other transport facilities available here are auto rickshaw, private buses, and cabs.

    Kempegowda International Airport is located at a distance of 34.7 km via NH 44.

    Operational Phase-2 of Namma Metro (Baiyyappanahalli – Whitefield – 15.50 km) has a station Baiyyappanahalli.

    Hebbal, Kodigehalli, Channasandra, Banaswadi, Bangalore Cantt, and Bangalore East are its nearby railway stations. However, Bangalore East and Bangalore Cantt are two major railway station to Horamavu located at a distance of 6 km and 8.6 km respectively via Dodda Banaswadi Road.

    Factors for growth in the past

    Most of the commercial places close to the business districts of Electronic City, JP Nagar, Whitefield, and Jayanagar, as well as the Outer Ring Road. Thus, the residential areas close to these business hubs are also growing at a fast pace.

    The limited supply of lands and homes in neighboring localities such as Banaswadi and Ramamurthy Nagar have made this micro market a desirable one in North Bangalore.

    Another big factor which contributed to the growth of the Horamavu is its close proximity to International Airport, Bangalore East Railway Station along with IT Parks such as Manyata Tech Park have been a plus point, driving residential demand and development as well as consistent rental yield.

    Phase-3 alignment of Namma Metro (Green Line) with one of its route Silkboard – KR Puram – Hebbal -29 km), once completed will get rental demand in the locality.
