    Once a little village, backed by farming, fishing, and cattle rearing, Bellandur has burgeoned into a self-sustaining township, complete with sprawling IT parks, fully functional gated communities, excellent schools, massive malls, and a sea of eateries. The area lies by the banks of Bangalore’s largest lake, the Bellandur Lake, and is flanked by the likes of Koramangala, Whitefield, Sarjapur Main Road, Hosur Road, and Bommanahalli.

    A catalyst to Bellandur’s growth is its close proximity to the major IT hubs of Bangalore, with Electronic City lying 15-18 km to its south, and Whitefield and I.T.P.L. lying 12-15 km to its east. Within walking distance lies a host of MNCs, such as Intel, Cisco, Wipro, AT&T, and various other SEZs.

    Bellandur is aimed at attracting the mig-segment population of young working professionals, and the accommodation available has been suitably modified, housing a large number of Paying Guest units, and a slew of one, two, and three BHKs, the quintessential ‘bachelor pad’, at affordable prices.

    A number of schools dot this area. The long list includes the likes of New Horizon Gurukul, Delhi Public School, Gear Innovative School, and National Public School. This area also houses excellent medical centres, including The Apollo Clinic and Sakra World Hospital.

    Connectivity and Transit Points

    A well-developed network of roads and highways surround the area of Bellandur, providing easy and hassle-free commute. Bellandur Gate houses a few bus stops, with the local BMTC buses taking commuters to major localities within the city, such as Majestic, KR Market, Shivaji Nagar, Shanthi Nagar, Koramangala, Whitefield, Electronics City, and Bangalore International Airport.

    Electronics City is easily accessible via Hosur Road, and Whitefield and I.T.P.L. lie close by, towards the east of Bellandur, can be reached via Outer Ring Road.

    For those travelling by train to neighbouring towns and cities, the Bellandur Railway Junction is hardly 5 km away. Those who intend on travelling interstate needn’t worry, Bangalore’s main railway station, Bangalore City Junction, is 22 km away, and can be reached by auto-rickshaws.

    Kempegowda International Airport, albeit 49 km away, is easily accessible via KIA buses which frequent the local bus stops periodically.

    The IT boom in the city over the last few decades has led to the resurgence and development of the areas encircling the main city. Bellandur, being no exception, has witnessed an increase in residential projects, and civic and social infrastructure, attracting hordes of investors, realtors, developers, retailers, and consumers alike.

    Bellandur has proved to be a thriving and expanding residential market, with the dominant property type being multi-storey apartments tailor-made to the requirements of young corporate professionals and nuclear families.

    The current sales trends for a multi-storey apartments in Bellandur ranges between Rs 4,475 per sq. ft. and Rs 4,750 per sq. ft., with builder floor apartments costing between Rs 4,000 per sq. ft. to Rs 4,250 per sq. ft. Rent for apartments in Bellandur may cost anywhere between Rs 16 per sq. ft. to Rs 18 per sq. ft., and those who wish to rent a bungalow may have to spend anywhere between Rs 18 per sq. ft. to Rs 21.5 per sq. ft.

    A newly blossoming commercial market, commercial space for purchase can cost anywhere from Rs 50,000 to Rs 20 Lakh, depending on size, amenities, and purpose.

    Major Challenges

    Bellandur Lake, which once glistened like an emerald, is now fast disappearing under sewage and construction waste. Residents are plagued by the stink and stench that emits from the lake in some pockets.

    Some basic facilities like water, street lights, and waste segregation and disposal, are either abysmally absent, or come at a premium.

    Factors for Growth in the Future

    The mushrooming of several IT/ITeS companies along the main roads of Bellandur, combined with the growing interest of land developers and investors to construct state-of-the-art residential projects with excellent social and civic infrastructure, will lead to the expansion of this township.

    If efforts by the Lake Development Authority prove to be successful, authorities plan on implementing a jogging track around the lake and boating on its waters, in an attempt to boost the area’s real estate.
