    A new entrant to Bangalore’s city limits, Basapura is born out of the city’s rapid expansion. Once a village, it has rapidly transformed into an urban haven.

    Even though Basapura is situated in the outskirts, it is quite conveniently placed, lying along the busy National Highway 7 (NH-7). While the famed Electronic City lies towards the south-east, areas like Singasandra, Naganathapura, Rayasandra, and Vittasandra surround it from all sides.

    As is the case with many of Bangalore’s recently developed localities, Basapura is commercialised to a good extent. Thus, residents of the locality do not have to step out to access basic amenities. The neighbourhood has everything from grocery stores to luxury car manufacturers, making it well-rounded.

    Connectivity and Transit Points

    As Basapura lies along the NH-7, Hyderabad is easily accessible from here. The highway also connects major cities in the north, like Varanasi and Jabalpur, to other south Indian cities such as Salem, Madurai, and Dharmapuri. Within the city limits, commuters can quickly cover the 10km stretch from Electronic City to Silk Board Junction using this highway.

    Public buses are a convenient form of travel. The Hosa Road Junction bus stop is easily accessible. Bangalore City Railway Station, one of the busiest train stations in India, is situated nearly 20km away. One can use this station to travel to other major cities across India. On the other hand, air connectivity is facilitated by Kempegowda International Airport, which is a little over 50km by road from Basapura.

    Factors for Growth in the Past

    Basapura has come a long way from being an under-developed area to a bustling suburban locality. The establishment of Electronic City situated less than 5km away has contributed significantly to the overall growth of Basapura.

    The construction of Bangalore Elevated Expressway is another major factor that contributed to Basapura’s growth. This 9.9km highway was seen to be a major growth factor, drastically reducing the traffic levels, especially from Electronic City to Silk Board Junction.

    Residential Market Analysis

    While Basapura is primarily a residential locality, the short NH-7 section plays host to a number of commercial zones. Residentila Apartments in Basapura are the dominant property in the area. If one wants to buy property, the average selling price comes up to Rs 3,000 per sq. ft. to Rs 3,400 per sq. ft. The rental prices, on the other hand, vary depending upon the type of apartment and exact location. One can expect rental rates in the range of Rs 12 -15 per sq. ft. in Basapura.

    The residents of Basapura have, in recent times, complained of the lake being polluted. The lack of drains has caused excessive waste disposal in the lake, severely affecting the ecology. Also, the Basapura Main Road, which is a major connecting road to Bannerghatta via Begur, is not well laid and needs immediate attention.

    Factors for Growth in the Future

    Phase-II of the Bangalore Metro is proposed to connect RV Road to Bommasandra. It will consist of 16 stations, with Basapura being one of them. Once the station is operational, it will boost the connectivity of the region. The Bangalore-Mysore Infrastructure Corridor project is also expected to positively impact Basapura’s growth.
